This house cleaning cost calculator estimates the labor behind a residential cleaning visit instead of applying one flat price per square foot. It combines cleanable floor area with bedroom, bathroom, window, frequency, and service-level allowances. It then converts cleaner time into a price using an hourly wage, employment-cost load, business markup, and minimum billable time.

The result is a planning estimate for comparing service schedules or reviewing quotes. Cleaner-hours describe labor, not necessarily elapsed time: two cleaners working for 90 minutes provide three cleaner-hours. Because local wages and job conditions vary, the displayed price should be treated as a budgeting reference rather than a guaranteed offer.

How to use the house cleaning cost calculator

Start with the finished area that will actually be cleaned. Exclude garages and unfinished rooms unless they are part of the requested service. Enter bedrooms and bathrooms separately because those spaces add detail work beyond the broad floor-area pass. A powder room may be entered as 0.5 bathroom.

Next, choose the visit frequency and service level. Recurring standard cleaning receives a lower soil factor because less dirt normally accumulates between visits. Deep and move-out services use full soil load and add time for work such as baseboards, appliance interiors, cabinets, or detailed buildup removal. Select interior windows only when glass, sills, and tracks are included.

Finally, review the pricing assumptions. The wage is what the cleaner earns; the benefits load estimates employer costs above wages; and the markup covers overhead and profit. The formulas behind house cleaning time and price

The house cleaning formulas use one chain for labor time and another for the hourly billing rate. Their final multiplication produces the estimated visit price.

Let A be cleanable area in square feet and P be production in square feet per cleaner-hour. Area time is:

Bedrooms and bathrooms add fixed allowances for dusting, linens, mirrors, and fixtures. With Nbed bedrooms and Nbath bathrooms, the model allows 10 and 15 minutes respectively:

The bedroom allowance is a planning assumption. The bathroom allowance approximates five fixtures at three minutes each. If W equals 1 when interior windows are selected and 0 otherwise, window time is:

The frequency factor s adjusts recurring standard work for soil accumulation, while service factor d adds time for deep or move-out cleaning. Deep services use s=1 whenever d>1:

Providers may still apply a minimum visit. Billable hours are therefore the larger of task hours and the entered minimum:

The default employment-cost load is based on the BLS split between private-industry benefits and wages. The load added above wages is:

If w is the cleaner wage, loaded labor cost is:

For a direct household employee, part of the load may include the employer’s Social Security and Medicare share:

The business markup m covers items such as nonbillable travel, supplies, insurance, scheduling, administration, and profit. The estimated billing rate is:

Price per visit multiplies billable cleaner-hours by that rate. Annual cost multiplies the visit price by the scheduled number of visits n:

Worked example: a 1,800 sq ft home cleaned every two weeks

Consider a 1,800 sq ft home with three bedrooms and 2.5 bathrooms. It receives standard cleaning every two weeks without the window add-on. The defaults use 600 sq ft per cleaner-hour, a $17.83 wage, a 43.1% employment-cost load, a 90% markup, and a two-hour minimum.

Floor-area time is 1800600=3.000 hours. Room time is 10×3+15×2.560=67.560=1.125 hours. The 4.125-hour total becomes 4.125×0.80=3.300 cleaner-hours after the every-two-weeks soil factor.

The billing rate is 17.83×1.431×1.90=48.48 dollars per cleaner-hour. The visit price is 3.300×48.478=159.98 dollars, or about $4,159.41 for 26 visits.

Reading the house cleaning estimate and comparing quotes

Check billable hours before focusing on the headline price. A two-person crew scheduled for 90 minutes supplies three cleaner-hours, so compare total labor rather than clock time. If a quote allows much less labor, ask which rooms or tasks are excluded.

The billing rate explains why providers can quote different prices for similar hours. An independent cleaner may have lower overhead than a company operating vehicles, offices, insurance, and scheduling systems. Annual cost shows the budget effect of frequency; moving from weekly to every two weeks can matter more than a small change in hourly rate.

Limitations and assumptions of this cleaning price model

This house cleaning estimate depends on editable planning assumptions. The 600 sq ft production rate, room allowances, window rate, soil factors, service multipliers, minimum hours, and 90% markup are not universal market rules. Calibrate them with a provider’s checklist or a cleaning visit you have timed.

The model does not separately price sales tax, distant travel, pet hair, hoarding, post-construction dust, heavy limescale, stairs, premium products, laundry, dishes, organization, or tips. These conditions can materially change a quote. The benefits percentage is a broad private-industry BLS measure rather than a cleaning-specific cost ratio, and household-employment rules depend on worker classification, wages, and current law.

Frequently asked questions about house cleaning costs

What cleaner wage does this calculator assume?

The default is $17.83 per hour, the May 2025 BLS national mean for Maids and Housekeeping Cleaners. This is worker pay, not the final customer rate. You can select another published preset or enter a local wage.

Why does weekly cleaning cost less per visit?

A weekly standard visit normally encounters less accumulated soil. The calculator reduces time with a 0.70 soil factor, compared with 0.80 every two weeks, 0.90 monthly, and 1.00 for a one-time visit.

Is 600 square feet per hour always realistic?

No. It is a residential planning assumption for a bundled checklist. Open floor care can be much faster, while clutter, detailed kitchens, numerous fixtures, stairs, and heavy soil can make a whole-home clean slower.

Could hiring a cleaner directly create tax duties?

Possibly. If the worker is your household employee and applicable wage thresholds are met, federal and state employment rules may apply. A company generally handles payroll obligations for cleaners it employs.

Why is a local quote higher than the calculated price?

Local wages, minimum charges, travel, supplies, insurance, taxes, pets, property condition, and checklist depth all affect real prices. Compare written quotes that describe the same scope of work.
